Which Abodu Models This Applies To

Abodu’s current detached ADU lineup, the One and Two series, use standardized mechanical chase configurations that differ from their earlier pilot models shipped in 2019-2021. The One series carries a 14-foot mechanical chase on the rear wall; the Two series extends to 18 feet with dual HVAC zones. Both use the same 200-amp electrical panel spec, but the Two series requires a larger septic-ready plumbing manifold that won’t retrofit to a One series chase without structural modification.

Check your unit’s compliance plate, located inside the electrical panel door or on the mechanical chase framing. The model prefix “ABD-1” or “ABD-2” tells us which parts bin to pull from. Earlier units with “ABD-P” prefixes used a different window flange profile and 3/4-inch PEX routing that conflicts with current replacement stock. For these, we spec aftermarket equivalents from Uponor or Viega that meet the same pressure rating at lower lead times.

Signs Your Abodu New Detached ADU Is Failing

• HVAC short-cycling in July and August. San Bernardino’s 100-plus degree days push the Abodu’s mini-split compressor past its design load when the condensate drain line clogs with desert dust. The unit shuts off prematurely to protect the compressor, then restarts minutes later. We find this on roughly one in four service calls in the Verdemont hills area where dust infiltration is heavier.
• Water pressure drop at the kitchen sink only. The Abodu Two series uses a manifold with individual shutoffs per fixture; the kitchen line’s 1/2-inch branch is most prone to scale buildup from San Bernardino’s 220-280 ppm hardness. The fix is a manifold swap, not a whole-house softener that the compact utility chase can’t accommodate.
• GFCI trips during Santa Ana wind events. The exterior outlet circuit on early Abodu units runs through the chase wall without adequate moisture sealing. Dry, charged air pulls static through the gap and trips the 20-amp GFCI. We replace the standard box with a weather-rated Hubbell unit and proper vapor barrier tape.
• Squealing from the mechanical chase at startup. The inline duct booster fan, standard on Two series units, uses a sleeve bearing that degrades after 18-24 months of San Bernardino’s fine particulate load. The bearing seizes partially, the motor strains, and the squeal is your warning before thermal cutoff.
• Floor-level cold spots in January. The Abodu’s insulated subfloor assembly relies on continuous perimeter sealant. Settlement after the first two wet seasons in San Bernardino’s clay-heavy soils breaks the seal at the rim joist. Warm air escapes, cold air replaces it, and the mini-split runs continuously without reaching setpoint.

Replacement Cost & What’s Included

The upper end of each range reflects access difficulty, chase disassembly depth, and whether we need to match discontinued OEM parts with verified aftermarket equivalents. Under Haven Standard Clause 1, you receive a written line-item price before we begin. Under Clause 5, that price is fixed at signing; no change orders for conditions we could have observed during our initial assessment. DIY or Call Us?

There’s a short list of checks any Abodu owner can safely perform. Verify the GFCI test button trips and resets. Confirm the mini-split filter is clean and the outdoor condenser fins aren’t packed with cottonwood fluff. Listen for the duct fan bearing noise we described above, and note which chase wall it’s coming from.

What we don’t recommend: opening the mechanical chase to access the plumbing manifold, working inside the 200-amp panel, or attempting to reseal the subfloor perimeter. The chase is a tight space with live electrical and pressurized water in close proximity. The panel feeds both the ADU and, in most San Bernardino installations, a backyard circuit that remains energized when the ADU disconnect is thrown. And the subfloor seal requires removal of finish flooring and precise vapor barrier continuity that, if broken, traps moisture against the Abodu’s engineered joists.
