Dvele New Detached ADU: The San Bernardino Owner’s Guide

We stock and install Dvele-compatible components for new detached ADUs across San Bernardino, with typical installed replacement costs running $2,400-$8,600 depending on whether we’re swapping a single subsystem or addressing integrated envelope failures. Most Dvele units ship with proprietary HVAC, electrical, and smart-home modules that aren’t shelf-stock at supply houses, which is why we keep common failure items on hand in our San Bernardino warehouse. Most owners realize something’s wrong when the Dvele app throws a climate-zone fault or the mini-split throws an E1 error during our August heat spikes - not because they went looking for trouble, but because the unit stopped keeping the space within the 2-degree tolerance Dvele’s system promises.

Which Dvele Models This Applies To

Dvele’s new detached ADU line breaks into two chassis families: the single-module S-Series (320-540 sq ft) and the dual-module M-Series (640-1,200 sq ft), both built on steel moment frames with ZIP System sheathing and factory-installed Mitsubishi or Daikin mini-splits. The identifying plate lives on the electrical panel door, inside the utility chase - it’ll read “DV-S” or “DV-M” followed by a four-digit lot and ship date. We’ve worked on enough of these in San Bernardino to know the compatibility gotchas: early 2021-2023 S-Series units shipped with a 24k BTU Mitsubishi M-Series compressor that Dvele later superseded to a 30k BTU Hyper-Heating unit, and the control boards aren’t backward-compatible without a full refrigerant-line purge. The OEM part runs 40-60% more than the equivalent aftermarket component, but for the integrated smart thermostat and leak-detection module, we typically spec OEM - the communication protocol between Dvele’s home-automation hub and third-party controllers is proprietary, and we’ve seen three callbacks in San Bernardino’s Verdemont neighborhood alone where aftermarket boards threw phantom humidity alerts. Nadia Ellery still references the Seccombe Lake-area Dvele M-Series we finished in 2022 when clients ask what factory-level integration actually looks like in practice.

Signs Your Dvele New Detached ADU Is Failing

Signs Your Dvele New Detached ADU Is Failing
  • Climate-zone fault codes appearing weekly. The Dvele brain expects specific temperature-rise rates from the mini-split; when the TXV (thermal expansion valve) starts sticking - common after two San Bernardino summers of 105°F+ days - the system flags a “climate performance anomaly” before the space actually gets uncomfortable.
  • Water pooling in the utility chase, not the condensate line. Dvele routes condensate through an interior pump to the wet wall; the Little Giant pump has a 5-7 year realistic lifespan in our hard water, and when it fails, water finds the low point in the steel pan.
  • Smart-home hub dropping offline during peak cooling hours. The 24V transformer that powers both the hub and the damper actuators is underspec’d on pre-2023 units; when the load peaks, voltage sag causes a reboot loop that looks like Wi-Fi trouble but isn’t.
  • Exterior ZIP panel seams bubbling at the horizontal joint. Dvele’s factory tape is excellent, but the expansion coefficient of their dark fiber-cement cladding in San Bernardino’s 50-degree daily temperature swings eventually works the seam; we’ve seen this first on west-facing walls in the Del Rosa area.
  • GFCI tripping on the kitchen circuit with no load attached. The 2022-2023 production run used a specific Leviton GFCI batch with a known moisture-sensitivity issue; the unit tests fine in dry conditions but trips once interior humidity climbs above 60%.

Replacement Cost & What’s Included

Here’s what we see in San Bernardino for Dvele new detached ADU component replacement, all-in with parts, labor, and permit coordination if the work triggers inspection:

Component Typical Range What’s Included
TXV / mini-split swap (S-Series) $2,400-$3,800 OEM Mitsubishi, recovery/purge, pressure test, Dvele hub re-pair
Condensate pump & pan replacement $1,800-$2,600 Little Giant VCMA, new pan, chase dry-out, moisture mapping
24V transformer / hub power supply $1,200-$1,900 Upgraded 75VA transformer, load balancing, firmware update
ZIP seam remediation (per wall plane) $2,800-$4,200 Peel, re-tape with ZIP System stretch tape, cladding rehang
GFCI circuit rebuild $1,400-$2,200 Leviton SmartlockPro replacement, humidity-source tracing, load calc
Full M-Series envelope + mechanical $6,200-$8,600 Integrated swap with photo documentation, Haven Standard Clause 5 scope lock

The spread depends on three things: whether we can access the chase without removing interior finishes (add $800-$1,400 if we can’t), whether the failed component damaged adjacent systems, and whether your Dvele is still under their 10-year structural warranty - we coordinate with Dvele’s support team on warranty-eligible items so you don’t pay twice. Under Haven Standard Clause 1, the written price you receive before work starts is the price you pay; no door-side additions. Every project gets a documented photo record, and our 365-Day Done Right Promise applies to all Dvele work.

There’s a clear line here. An owner can safely reset the Dvele hub, clear condensate line blockages at the exterior termination, and test GFCI buttons monthly - that’s homeowner-level maintenance, and Dvele’s app walks you through it. Where DIY goes wrong is anything involving refrigerant, the 240V compressor disconnect, or the envelope tape system. Opening the refrigerant circuit without EPA 608 certification is a federal violation, and more importantly, a high-pressure purge in August heat can vent 410A directly into your face. The ZIP System relies on proper stretch-tape application at specific temperatures; we’ve had San Bernardino homeowners create worse leaks with hardware-store flashing tape that looked right but wasn’t rated for the movement.
